  • How do I know if I need a full roof replacement or just a repair?

    If your roof is under 15 years old and the damage is isolated — a few missing shingles, a single leak point — a targeted repair is usually the right call. If your roof is 20 years or older, has widespread granule loss, multiple leak points, or sagging decking, replacement is almost always the better investment. We inspect both and give you an honest recommendation either way. We do not upsell replacements when a repair will do the job.

  • What roofing materials hold up best in South Carolina's climate?

    South Carolina's combination of heat, humidity, summer thunderstorms, and occasional wind events puts real stress on roofing systems. Architectural asphalt shingles rated for 130 mph wind resistance are the most practical and cost-effective choice for most Midlands homes. Metal roofing — standing seam or metal shingles — is a premium option that performs exceptionally well in our climate and can last 40–60 years. We will walk you through the tradeoffs based on your home, your budget, and how long you plan to stay in the house.

  • How long does a roof replacement take in Lexington or Richland County?

    Most residential roof replacements in our service area are completed in one to two days. Larger homes, complex roof lines, or decking repairs can extend that to three days. We schedule work to minimize disruption and leave the property clean at the end of each day.

  • Do I need a permit for a roof replacement in Lexington County or Richland County?

    In most cases, yes — a permit is required for a full roof replacement in both Lexington and Richland Counties. Ole South handles the permit process as part of our service. If a contractor tells you permits are not necessary for a full replacement, treat that as a red flag.

  • Will my homeowner's insurance cover roof damage?

    It depends on the cause. Storm damage — hail, wind, falling trees — is typically covered. Normal wear and aging is not. We can help you document storm damage properly for an insurance claim and work directly with your adjuster if needed. We do not participate in any scheme that waives deductibles — that practice is insurance fraud in South Carolina.

  • What is an emergency roofing service and when should I call?

  • Do I need a permit for a bathroom or kitchen remodel in Lexington County?

    It depends on the scope. Cosmetic work — new fixtures, paint, cabinet refacing — generally does not require a permit. Any work involving moving walls, relocating plumbing, or electrical changes does require permits in Lexington and Richland Counties. Ole South pulls the appropriate permits and ensures all work is inspected and code-compliant.

  • How long does a kitchen or bathroom remodel take?

    A bathroom remodel typically runs two to four weeks depending on scope and material lead times. A kitchen remodel runs four to eight weeks. We give you a realistic timeline upfront — not an optimistic one — because surprises in a remodel are almost always expensive.

  • Can Ole South handle just one part of a remodel, like painting or just flooring?

    Yes. We offer each service individually. You do not have to hire us for the whole project to get quality work on one piece of it. Many of our clients start with one service and bring us back for more.

  • How do I get an estimate?

    Yes. We are a licensed contractor and carry full liability insurance. We are happy to provide documentation upon request before any work begins.

  • What areas do you serve?

    Our primary service area is Lexington County and Richland County, including Lexington, Columbia, West Columbia, Cayce, Irmo, Chapin, Gilbert, Blythewood, Pelion, and Swansea.
