A checklist
How to choose a roofer in Lexington County
Hire the company that will get on the roof, write the scope down, pull the permit on a full replacement, and leave your insurance deductible alone. That is the standard we hold ourselves to.

Lexington County has plenty of roofers. This page is the checklist, not a ranking. We are Ole South Roofing & Construction out of Pelion. Ole South Roofing & Construction is a Pelion, South Carolina roofing and construction company. We are not affiliated with Ole South Properties, the home builder in Tennessee.
What to ask anyone, including us
- Will they look before they price? A firm number from a photo or a door-knock is a guess. We don’t give one.
- Is the scope written? Materials, what is included, and the price, on paper, before the tear-off.
- Who pulls the permit? On a full replacement in Lexington or Richland County, someone has to. We do, on the replacements we sell.
- What happens to the deductible? If the job is an insurance claim, the deductible is yours. A waiver is a reason to walk away. We will not offer one.
- Is the company the one on the contract? You want the people who answer the phone to be the people who do the work. We are a family South Carolina LLC, not a franchise and not a national desk with a local area code.
- Can they name a license number? We are licensed and insured. We do not print the license number on this site. Ask for it, from us or from anyone else, and check it with the state. A number we have not published is not a number you should take from a webpage that invented one.
- Do the reviews match the company you think you are calling? “Ole South” also names a Tennessee home builder. Confirm Pelion, South Carolina, and roofing, before you trust a review that might be about someone else.
We don’t claim an award, a star rating, or a review count on this site. Volume of reviews is not something we are going to fake. If you want to talk to us, call (803) 265-5645 or use the estimate form. The towns we actually list are on the service-area page.
Questions
- What is the one rule that matters?
- Someone should look at the roof before you get a price, and that price should be written down.
- Is a deductible waiver a deal?
- No. Waiving an insurance deductible is fraud in South Carolina. Ole South will not do it.
- How do I avoid the Tennessee Ole South?
- That company is Ole South Properties, a home builder. We are Ole South Roofing & Construction in Pelion, SC. The phone on this site is (803) 265-5645.
- Should I pick the roofer with the most reviews?
- Reviews are one signal. They are not a substitute for a written scope, a permit, and a company you can actually call. We do not publish a review count or a star rating here.
- Do you work outside Lexington County?
- Our published list is Lexington and Richland counties — Lexington, Columbia, West Columbia, Cayce, Irmo, Chapin, Gilbert, Blythewood, Pelion, and Swansea — with select projects in Aiken and Kershaw counties.
Monday–Saturday 7:00 AM–5:00 PM. We answer within one business day. Emergency roofing after hours uses the same number.
