What a roof replacement depends on
We do not publish a price range for a roof in Lexington County or anywhere else. A dollar figure that has not stood on your roof is the quote we refuse to give.
Homeowners ask for a 2026 ballpark. Here is the straight answer from this company: there isn’t one on the website, and there isn’t one on the phone. You get a free written estimate after we look at the house — scope, materials, and price on paper.
What actually changes the number
These are the reasons a neighbor’s price is not your price. They are not a rate card.
- Size and pitch. More squares and a steeper roof are more work. We measure them on site.
- What is already up there. A second layer, soft decking, bad flashing, or a chimney changes the scope. We don’t know that from the street.
- The material. Architectural shingles and metal are both on the table. We do not publish a dollar gap between them.
- The rest of the house. A replacement sometimes opens into siding, gutters, or rotten fascia. That is written into the estimate if it is real, not padded in as a surprise.
- A claim. Insurance does not make the roof free. The deductible stays yours. We will not waive it.

- We do not advertise a financing partner. Ask when we are at the house if you need to talk about how you will pay. We will not invent a lender or a rate here.
- How long until I have the number?
- We answer within one business day and the estimate follows the visit. Most replacements themselves take 1–2 days once the work starts.
