Additions, framed to tie in
We frame additions and rebuilds, sheath them, dry them in, and tie the new roof back into the house. The scope is on paper before the first board goes up.

An addition is a roofing problem and a framing problem at the same time. The photograph is a new addition wrapped and tied into the shingle roof of a brick house — our job, mid-build. Another frame we have shown is a Lowe’s-wrap addition with the door opening cut. We don’t publish square-foot prices or a “we finished it in X weeks” claim for additions. Kitchens are 4–8 weeks and baths are 2–4 when that is the project. An addition gets its own schedule on the estimate.
George Boulware leads the building. He has been building and remodeling South Carolina homes for over fifty years. Brian Jolly owns the company. Lachlan Jolly, Brian’s son, answers calls, rides on estimates, and is studying building construction at Midlands Technical College. We are a licensed and insured SC LLC. The license number is not printed here.
If the “addition” is really a kitchen gut or a porch, those pages are the better fit. Full replacements still get permits in Lexington and Richland counties when the roof is part of the new work.
Questions
- What kind of construction do you do?
- Additions and rebuilds: framing, sheathing, dry-in, and the roof that ties the new work into the house.
- Do you publish a price per square foot?
- No. The written estimate after we see the house is the price.
- Who is the lead contractor?
- George Boulware. He has been building and remodeling South Carolina homes for over fifty years.
- Are you a licensed general contractor?
- We are a licensed, insured South Carolina LLC. We do not publish the license number on this site. Ask for it when we visit.
- Do you build whole new houses on speculation?
- That is not what we advertise. We do additions and rebuilds tied to an existing house, plus the remodeling trades on this site. We are not Ole South Properties, the Tennessee production builder.
