Roof replacement, scoped on paper
A full replacement is usually one or two days on the house, three if the roof is complex. We pull the permit in Lexington and Richland counties. We do not name a price until we have stood on the roof.

Replacement is the job when the roof is at the end of its life, or when damage is spread across it rather than sitting in one spot. If the roof is under 15 years old and the problem is one isolated leak, start with repair instead. At 20 or older with trouble across the field, we will usually tell you replacement is the honest fix.
Materials
We install architectural asphalt shingles and metal. Shingles typically last 25–30 years. The practical Midlands choice we talk about is a 130-mph wind-rated architectural shingle. Metal — standing seam or metal shingles — typically lasts 40–60 years. Which one belongs on your house is a conversation after we see the deck, the pitch, and what’s underneath. We do not lock you into a brand program on this site, and we do not claim a manufacturer certification we have not published.
What the written estimate covers
You get scope, materials, and price on paper before anyone starts. That is the number you can hold us to. We do not publish a low-to-high dollar range, because a range that ignores the house is the phone ballpark we refuse to give. What actually moves a price — size, pitch, layers, rotten decking, chimneys, the material you choose — is why we have to be there. On a full replacement in Lexington County or Richland County, we pull the permit. The same crew can carry the job into siding, gutters, or an addition if the house needs it. Storm claims are a different conversation: we document the damage and we do not waive the deductible. That lives on the insurance page.

- Most residential replacements take 1–2 days. A complex roof can take up to 3. That is typical, not a guarantee.
- Do you publish replacement prices?
- No. The free written estimate, after we look at the house, is the price. This site does not list dollar ranges.
- Which shingle do you use?
- Architectural shingles, including 130-mph wind-rated options that make sense for Midlands weather. We name the product on the written estimate after we see the roof. We do not publish a manufacturer certification.
- Can I get metal instead?
- Yes. Standing seam or metal shingles. Metal typically runs 40–60 years, against 25–30 for architectural shingles. We will say which one the house needs.
- Who pulls the permit?
- On full replacements in Lexington and Richland counties, we pull the permits.
- Do you offer financing?
- We do not advertise a financing partner or a monthly plan. The figure on the written estimate is the price. Ask about payment when we are at the house — we will not invent a lender on this page.
